Key Provisions of Awaab’s Law

The law establishes specific duties for social housing landlords to safeguard their tenants:

  1. Timely Investigations
    Landlords must investigate reported hazards, such as damp and mold, within 14 days of being made aware of the issue.
  2. Written Reports
    A written report of the findings must be provided to the tenant and appropriate stakeholders.
  3. Urgent Repairs
    If the investigation identifies a hazard that poses a significant risk to health or safety, the landlord must carry out necessary repairs within 7 days of issuing the report.
  4. Record-Keeping
    All correspondence and actions taken must be documented to ensure accountability.

Scope of the Law

Awaab's Law applies primarily to social housing landlords and addresses 29 health and safety hazards, with damp and mold being key concerns. While private landlords are not currently bound by this legislation, the law sets a strong precedent for industry-wide best practices in tenant care.
